Benefits of Tenant Background Checks

There are many different places to call home in Pleasanton, CA or anywhere in the United States, and a lot of people look for a place they can call home. However, before you rent your property to anyone, you should always run a tenant background check which is commonly referred to as tenant screenings. There are many reasons to cover yourself if you’re a landlord.
Poor Rental History

There are many different reasons an individual may have poor rental history. In any event, poor rental history is a red flag. This type of rental history is a major risk to take on because you will be going out on a limb, trusting the tenant will pay the rent that was agreed upon.

Past Evictions

Past evictions should potentially put you on alert before renting your home to a tenant, but there are many different reasons other than willful non-payment; such as truly not having the money to pay the rent to avoid the eviction. Not paying rent is an irresponsible act, but some tenants may also decide to withhold rent until certain repairs are made within the home. Whether you decide to rent to a person with a past eviction is up to you but you need to be aware that it can happen again.

Criminal Check

Criminal checks should also be a part of tenant screenings. Most landlords do not rent their property to people who have criminal charges on their record. Drug related charges, violence and anything else you can imagine that involves criminal activity should be included in a criminal check.
